Please take the time to read these Booking Terms and Conditions.
We have written the Booking Terms and Conditions to describe clearly booking policies and procedures and to clarify the contractual relationship between you and Rosewall Cottage.
PRICES & PAYMENT
Prices are fully inclusive. The prices are fixed in sterling and payment in that currency may be made by direct bank transfer.
Prices include all utilities (gas, electricity) used as well as the supply of bed linen and towels. Please note beach towels are not included. Additional charges for dogs will be made.
CONFIRMATION & RESERVATIONS
Upon receipt of the deposit, we will send you a confirmation. This is our formal acceptance of booking. Please check the details and inform us of any inaccuracies. It is understood that the person making the booking will be deemed to act on behalf of all members of the party. We regret that deposits are non-returnable. We recommend that you have health and holiday insurance at time of booking, which should include loss of deposit through cancellation.
FINAL PAYMENT
Details for the final payment will appear on your note of confirmation and the balance must be paid in full not later than six weeks before the first day of the booking. If the balance is not received by us by this time we will be entitled to cancel the booking without prejudice to our claim for cancellation charges. For bookings made within six weeks of the start of your holiday, the full cost of the holiday should be paid at the time of booking.
ARRIVAL/DEPARTURE TIMES
In order that the property can be thoroughly cleaned and inspected between lets holidays commence at 4pm on the date of arrival until 9am on the date of departure. It is most helpful if you are able to advise us in advance of your approximate time of arrival.
CANCELLATIONS
If you wish to cancel a booking, you should advise us by telephone and confirm the cancellation in writing, which should be by the same person who completed the booking form. Cancellation will take effect on receipt of this written confirmation. In all cases of cancellation the deposit will be forfeit. If the cancellation is made after the final payment is due, you are liable for the full cost of your holiday. We will, however, use our best endeavours to re-let and if successful, will refund the cost of the holiday, less costs incurred.
DOGS
We accept 2 dogs, we only ask that they be kept off soft furnishings and furniture, are not left unattended on the property and that owners clean up after them in the garden. A charge of £20 week or part week will be incurred for each dog to cover the additional cleaning costs.
GENERAL
The accommodation is furnished and equipped for holiday use and it will not accommodate more than the stated number of beds. It is appreciated if tenants take good care of the property and leave it in good order, as found, and the named person responsible for the initial booking will be held responsible for any damage or breakages and this may be billed to the named person if any costs are incurred. This is the main condition of acceptance of any booking.
We have a no smoking policy for all of our properties and guests are expected to respect this provision of booking. This also includes vaping. The use of matches, candles ,or other forms of ignition is not allowed as a fire precaution.
Children under 12 must be supervised and not left alone in our property.
Although we take every reasonable care to ensure that nothing untoward occurs during your stay we cannot be held liable for any injury, loss, accident, delay, inconvenience or irregularity arising, howsoever caused.
COMPLAINTS
Any complaints must be directed to us as soon as possible, if within your stay we will do our utmost to help. Please note there is little we can do if the complaint is only logged after your stay. We do our utmost to ensure our cottage is well equipped, clean and comfortable but we appreciate any feedback you may have.
